UK’s Delin, US-based KTR execs launch new Euro logistics firm

The former CEO of UK-based logistics property group Delin and the US-based founders of KTR Capital have formed Valor Real Estate Partners to invest in the sector in Europe, saying it exhibits similar value opportunities as the US early last decade.

Christian Jamison, former CEO of Delin Capital Asset Management, is partnering with Jeffrey Kelter and Robert Savage to invest in European logistics and industrial properties. Jamison established DCAM in 2012 and served as the company’s CEO until departing in February 2016. Kelter and Savage set up KTR in 2004 as an investment, development and operating company focused exclusively on industrial property in North America – selling the real estate and operating platform in May last year for $5.9bn to sector giant Prologis.

“We see many of the same characteristics across the European industrial real estate landscape that we saw in the US when we established KTR,” Kelter said in a release. “We see a real opportunity to establish Valor as a significant player in a relatively short period of time.”

Jamison, who during his tenure as CEO of Delin, also created Capital Preservation Portfolio 1, a €500m fund of prime European logistics properties, commented: “I am delighted to announce the formation of Valor Real Estate Partners at such an exciting time for the European logistics real estate sector. The continued evolution of the cycle, the anticipated ownership changes among some large pan-European players, as well as on-going growth in e-commerce provide a compelling environment to generate attractive risk adjusted returns.”

Headquartered in London, Valor will primarily invest in western Europe and the UK, focusing on investment in modern logistics properties as well as last-mile infill distribution. Jamison, as Managing Partner, is in the process of hiring investment professionals and recruiting a wider team. Valor will initially invest its own capital, with the option to introduce third-party investors at a later date.
