Valor continues London investment drive with acquisition of urban logistics assets in Tottenham and Wandsworth for over £30m

Valor has now deployed £750m in London since start of 2021 across 22 transactions.

Valor Real Estate Partners (“Valor”), Europe’s fastest growing last-mile real estate specialist, has continued its momentum in London with the acquisition of two urban logistics estates located in Wandsworth and Tottenham for a total consideration in excess of £30m. Valor has now deployed more than £750m in London since the beginning of 2021, across 22 transactions.

 In Tottenham, Valor has completed the acquisition of a 65,000 sq ft industrial estate on West Road, close to the North Circular and major arterial roads A10 and A12, from a private seller.  The estate is currently fully let to a vehicle recycling company and sits on a 2.5-acre site.

In Wandsworth, Valor has acquired a 22,000 sq ft warehouse unit from a private seller, currently let to womenswear retailer Phase Eight. The asset is located within easy access of the A3, part of London’s South Circular, with a population of 1.65 million accessible within a 20-minute drive-time. The asset is adjacent to a 1.1-acre site acquired by Valor in December 2021.

The acquisitions increase Valor’s footprint in two of London’s most competitive sub-markets, with both Wandsworth and Tottenham characterised by sub-3% vacancy and limited land availability for industrial development due to the reallocation of brownfield land for housing. 

Valor was established in 2016 and is the only pan-European real estate platform solely focused on ‘true’ urban logistics. The company has amassed a €2.5bn portfolio, primarily located in the key gateway cities of London, Paris and Germany.
